Project Progress
Follow the construction journey for No. 1 Church St with our regular updates. We provide monthly summaries of the progress on site, to ensure future residents, the local community and any interested parties are up to date with what’s happening at this iconic Dubbo building.

Progress has continued through December and into January, despite the Christmas break, with the pool now installed, ground floor glazing progressing across the lobby, light well and commercial areas, and waterproofing and plumbing underway in preparation for ceilings and wall fit-off. Works are also advancing on balcony privacy screens and window blades, rooftop solar and mechanical systems, remaining apartment cabinetry, and the final stages of tiling, plastering, painting and floor coverings as apartments are completed.

Steady progress continues at No. 1 Church Street as we move into November. Rooftop services ductwork is being installed, Levels 11 and 12 are now fully framed, and plasterboard is underway on Level 11. Kitchens are starting on Level 9, while tiling has reached Level 7 with carpet and vinyl due to begin next week.

Over the past few weeks, joinery installs have been progressing on Level 7, while waterproofing preparation is underway on Level 8. The roof is now fully waterproofed, priming has reached Level 7, and the majority of windows are in place. External cladding is nearing completion, with framing continuing to rise on Level 12.

The facade carpark screens are now being fitted, with steel framing installed and ready for the exterior screens to follow - bringing the building’s architectural design a step closer to completion. Internally, fit-out works are progressing steadily with partition walls, plasterboard, joinery, and other trades well underway. All three lifts are now installed, and electrical infrastructure connections are advancing, with final completion by the authority expected in the coming weeks.
Over the next few months, the site will be busy completing the remaining facade works, allowing external landscaping and surrounding areas to be finalised.

Every window is being tested to meet rigorous standards for wind and water resistance – a crucial step before occupation certification. On taller buildings, wind pressure can push water upward, so each unit must pass simulated extreme weather tests. It’s one of the final quality control steps before full enclosure

Progress continues throughout the building as fit-out advances across multiple levels.
On Level 1, plasterboard installation is underway. Level 2 has seen services rough-in completed, with gyprock, tiling in the new display bathroom, and balcony pavers now in progress.
Windows and sliding doors are now fitted across Levels 1–8. Steel stud framing is progressing from Levels 4–8, while services rough-in continues on Levels 3 and 4.

Fit-out is progressing well across Levels 1 to 4, with all internal dividing walls now installed. Stud and track framing is complete, and services have been roughed in throughout these levels. Work will continue with gyprock sheeting, cabinetry installation, tiling, and painting in apartments across these floors.
Window installation will advance up the building, with both balcony and non-balcony windows being fitted beyond Level 6. Externally, painting of balconies and precast panels is also underway and will continue over the coming months.

Late March saw the celebration of the topping out of the build - the moment when the final structural element is placed at the top, marking the transition to the fit-out phase. In Australia, this tradition signifies a safe and incident free build, while in Scandinavian history, a pine tree was hoisted to the top of a framed building to signal that the timber had dried and was ready to be enclosed.

Internal fit-out moving ahead, with plumbing stackwork and electrical trades being installed through the upper floors. Level 1 fire wall installation underway, while the final precast panels are being put in place.
Roof slab pour, scheduled for 25 March - bringing us closer to topping out the structure. Window installation and wall framing have kicked off, giving a clearer picture of the building’s final form.

Level 9-11 of the apartments formed and poured.
Wall construction on Bligh Street, Church Street, and the Ground Level commenced with services installation—including electrical, fire sprinklers, and mechanical systems—underway.
Installation of the balustrade handrail has begun, bringing another key design element to life.

Level 7 poured and precast panels successfully installed.
Lighting and sprinkler fit-outs in the car park levels underway.

Level 5 of the apartments poured - that's another 250 cubic metres of concrete pumped and placed.
The lower levels of the building are stripped of their form work in readiness for installation of services and the divisional wall construction.

Levels are going up quickly now, with level 6 now poured (that's level 3 of apartments). Form workers have been busy establishing the form work for level 7 and precast panels have been installed and post tension is also complete. The scaffolding is being stripped from the lower levels, revealing the lower parts of the concrete structure.
The building is really beginning to take shape!

Safety screens installed. These finishing screens can be moved up the building as required. The screen set-up facilitates the parallel works of both structure and finishing works. The screens ‘climb’ the building as the works progress, allowing the entire construction process to be facilitated behind the full protection of the screens, increasing general site safety and efficiency.

The construction at No. 1 Church Street is in full swing, with the concrete pouring for each level occurring almost weekly.
The installation of precast panels and columns for level 2 to take place in early September, as well as the form work and installation of steel reinforcement for level 3.
Other work taking place in the lower levels includes installation of stair access and preparation works for infrastructure to be installed in the coming weeks.

Installation of the formwork for the commercial level and mezzanine carpark - approximately 2000m² - commenced in early June, followed by the pouring of concrete in this area. All major trades have been on-site, installing services.

Tower crane installed and the carpark concreting 90% complete. Precast walls and columns were installed, along with the final concrete pouring for the fire stairs and waste room.

In May, we reached a landmark moment at No. 1 Church Street, with the precast vertical columns and walls to ground level being set in place.
This was a critical stage of construction, as we moved on from groundworks and saw the actual structure of the project begin to take shape.

In mid-April we passed a big milestone for the project with the first panel lifts completed After some delays due to weather, this was an exciting moment for all on site - seeing some height after months of ground works!

The final pour of the raft slab commenced (with Council approval) at 2am on Wednesday 28 March to complete all in ground works. A total of 80 truck loads of Redimix Concrete from Regional Quarries was used in the pour. According to the Redimix team, this was the largest single pour undertaken by Redimix Concrete in Dubbo.

The crew have been busy working on the site to ensure all 121 piles have now been completed and tested.
Work has now commenced on the civil in-ground storm water, retaining walls and drainage and a section of the raft slab to the eastern boundary.
